This proposed project is located in New Westminster, B.C. on the former St. Mary's Hospital site on Royal Avenue between Merivale and Windsor Streets. It consists of 520 residential units divided between three towers standing 23 stories above Royal Avenue with a three story podium along Merivale St., Agnes St. and St. Mary's Street, and a three story street wall along Royal Avenue made up of affordable seniors' residential housing blocks.

Social amenities inlcude a 55 unit affordable seniors' rental housing block and a daycare centre.
